Document Preparation at Sanad Office

Visit a Sanad Service Office to type the visa application form and upload documents to the ROP system.

Be patient and polite! The service may be different from other countries. Staff at Sanad office can seem overwhelmed. Ask politely if you are in the right place. They might send you to the next person - be patient!

Visa Issuance at Police
Royal Oman Police (ROP)

Visit the Royal Oman Police (Passport & Residence Directorate) to finalize the visa and enroll biometrics.

Tip: Go to Taqah police station - it's easier

Processing Fees: Tourist visa to property visa conversion costs 50 OMR. Property visa itself costs 50 OMR. Total: 100 OMR.

Process can take multiple days. Make sure you bring ALL documents with you every time you visit the police station!

IMPORTANT: Police will take your Developer Letter (you won't get it back). Always keep and take your original Ownership Certificate (Mulkiya) - make sure you get it back!
